..A remarkable mixed-use farming estate is still available at a guide price of £20 million, following the passing of its long-time owner.
The Eaton Mascott Estate, extending to around 810 acres, is described by selling agent Chris Jones of Berrys as “A Jewel of Shropshire”, offering a rare blend of scale, diversified income, and natural beauty, all set within a ring-fenced holding near Cross Houses, on the outskirts of Shrewsbury.
At its heart lies Eaton Mascott Hall, a Grade II listed four-storey period residence featuring six bedrooms, a self-contained two-bedroom flat, a tennis court and an indoor swimming pool. The estate also includes 11 let properties, some of which are substantial five- and six-bedroom homes, contributing to an estimated annual rental income of £223,214.
The in-hand farming enterprise is equally impressive, with a mix of productive arable land, pasture and amenity woodland, supported by both modern and traditional agricultural buildings - some already benefiting from planning consent for residential conversion.
Around 447 acres of mainly Grade 3 arable land are farmed under a contract farming agreement, with last year’s harvest generating £101,654 in income. The land is well-equipped, with irrigation infrastructure connected to a reservoir and an underground main fitted with hydrant points.
A further 211 acres of grassland are let under annual grazing licences and farm business tenancies, while 122 acres of woodland add to the estate’s amenity and environmental value. There’s also a Sustainable Farming Incentive agreement running on the arable land until November 2027, plus equestrian facilities including a manège and five stables.
Mr Jones describes it as “an estate that offers scale, diversified income and rich natural assets in a very private setting” - a combination that’s likely to attract significant interest.
